Eastside wood and Mesa Verde stucco are two different jobs
Costa Mesa is not one kind of house. The Eastside and the older tracts around Mesa Verde, College Park and Mesa del Mar are mid century, which means wood siding, wide fascia, exposed rafter tails and wood window trim that soaks up moisture and goes soft at the ends. The newer tracts and infill builds are stucco with much less exposed wood. Wood needs scraping, sanding, replacement and priming. Stucco needs crack repair and texture matching. Robert walks the house with you and tells you which one you have and what it actually needs.
Why the joints and patches open up here
Costa Mesa gets the marine layer in the morning and dry heat by the afternoon, and that daily swing is a lot of why caulk joints split and stucco hairlines widen. Sharp's Painting repairs the surface instead of coating over it.
