Paint out here fails from the outside in and from behind at the same time. Onshore wind carries a fine salt mist that settles on the windward walls, holds moisture against the film and keeps it damp long after the marine layer burns off. Strong sun then breaks down the binder until the surface chalks and goes dusty to the touch. Chalk is loose, so a new coat rolled straight over it peels away with the old paint underneath it. That is why a repaint this close to the water is mostly prep work.
The prep sequence before any paint goes on
We pressure wash first so the salt film and chalk come off and the new coat has something solid to grip. Then we scrape and sand everything loose, replace rotted wood and fascia instead of filling it, patch the stucco cracks, and work each patch to match the texture around it. Caulk goes into open joints and around windows and doors, and bare spots get primed. Only then does finish paint go on, sprayed and back rolled so it works down into the stucco rather than sitting on top of it.
Peeling, blistering and chalking each mean something different
Paint coming off in sheets usually means the last coat went over chalk or a damp surface and never bonded. Blisters clustered in one area point to water getting in behind the wall through a stucco crack or an open caulk joint, and the film is being pushed off from the back. A faded wall that leaves color on your hand is chalking from the sun. Robert looks at which one you actually have before he gives you a price, because scraping and repainting a wall that is still letting water in only hides the problem for a season.
Fascia, eaves and trim take the damage first
Wood near the water goes at the ends before it goes anywhere else. Rafter tails, fascia joints and the bottoms of trim boards pull water in through the end grain, the film cracks there, and the rot works its way back into the board. We replace the bad wood rather than packing it with filler and painting the problem shut, prime the new material before the finish coats, and seal the joints so water has nowhere to sit.
Stucco cracks and water getting in behind the wall
A lot of Huntington Beach houses are stucco, and stucco moves. Settling and heat open hairline cracks, then winter storms drive rain into them on the onshore wind. Once water is behind the wall it pushes the paint off from the inside and no amount of surface work will hold it. We open and patch the cracks, match the texture so the repair does not read as a square from the street, seal the penetrations, and prime before painting.
