Painting the Village and the bluffs
Corona del Mar splits into two kinds of work. In the Village, on the flower streets running down toward the water, the lots are narrow, the houses sit close together and most of the access is off the alley. Out on the bluffs and through Shore Cliffs and Cameo Shores the homes are larger custom builds with more glass, more trim detail and full exposure to the ocean. Robert Sharp walks either one with you, points out the wood and stucco that needs repair, and gives you a written price at no cost.
Wood on the older Village houses
On the older Corona del Mar houses the wood is doing the hard work. Fascia, rafter tails, garage doors and porch posts sit in salt damp all year. The call Robert makes at the walkthrough is which boards can be scraped, sanded and primed back into service and which ones are past saving and have to come out. He would rather replace a board than fill it, because filler over soft wood looks fine for a season and then telegraphs straight back through the finish.
Salt and sun on a west facing wall
A Corona del Mar exterior takes salt off the water and full afternoon sun on the same surface, which is harder on a coating than either one alone. Color chalks, caulk joints shrink and split, and stucco opens along hairline cracks. The wash is what gets the salt film and the chalk off, and nothing sticks properly until they are gone. After that comes scraping, sanding, stucco patching with the texture matched, caulking and priming, then a sprayed and back rolled finish.
Narrow lots and alley access
In the Village the alley is the job site.
